HOW IT WORKS · [DATE]

After your offer is accepted,

the weeks between yes and keys.

Most of the work in buying a home happens between "accepted" and "closed." Here is what happens in those weeks, in the order it happens.

STEP BY STEP

From yes to keys

1. Inspection period

You have a set number of days, written into your offer, to inspect the home. If the inspection finds problems, you can ask for repairs, ask for a credit, or walk away within that window and keep your earnest money. [Confirm: typical Oregon timeframe]

What usually goes wrong

Buyers skip a sewer scope or other specialist inspections to save money, and pay for it later. I'll tell you which ones are worth it for the home you're buying.

2. Appraisal and loan approval

Your lender orders an appraisal to confirm the home is worth what you are paying. If it comes in low, you can renegotiate the price, cover the gap, or, depending on your contingencies, walk away.

3. Final walkthrough

A day or two before closing, you walk through the home to make sure it's in the condition you agreed to and any repairs were done.

4. Sign and close

You sign your loan and closing documents with the escrow company, and your funds go to escrow. Once the deed is recorded with the county, the home is yours. [Confirm: possession timing per the agreement]

What's your home worth?

A considered price, at no cost.

Not an algorithm's guess. I walk through your home, study the recent sales around it, and send you a price range I would stand behind.
