HOW IT WORKS · SELLING
How selling a home works
in Oregon, step by step.
Twelve steps, from our first walkthrough to closing day. Here's what happens at each one, and what I'm doing for you along the way.
THE PROCESS
Selling a home, start to finish
01
Seller consultation
We talk about your goals, your timing and what success looks like, whether you're moving across town or buying your next home at the same time.
02
Pricing strategy
I prepare a Comparative Market Analysis from the recent sales that truly compare, walk through your home, and recommend a price built to draw buyers in the first 30 days.
03
Prep, repairs and staging
I walk the house room by room and tell you which repairs pay off and which don't. Then I coordinate trusted contractors, stagers and cleaners on one schedule.
04
Photos and video
Professional photography and video show your home at its best, because nearly every buyer sees it online before they see it in person.
05
Listing launch and marketing
Your home goes live on the MLS with the marketing plan already in place: online and social advertising, a listing page, and outreach to local agents.
06
Showings and open houses
I host open houses myself and schedule private showings around your life. You get candid feedback after every one.
07
Offers and negotiation
I review every offer with you line by line: price, terms, contingencies, how strong the financing is, and timing. Then I negotiate for the result that matters most to you.
08
Mutual acceptance
Once you and the buyer sign the same agreement, the sale is in motion and every deadline starts. I track them all.
09
Inspection and repair requests
The buyer inspects the home and may ask for repairs or a credit. I help you weigh each request and negotiate a fair answer that keeps the sale on track.
10
Appraisal
If the buyer is financing, their lender orders an appraisal. If it comes in below the price, I lay out your options and negotiate the next step.
11
Title, escrow and the buyer’s loan
The title company clears the title, escrow prepares the documents, and the buyer's lender finalizes their loan. I keep everyone on schedule.
12
Closing and handing over keys
You sign your closing documents, the sale records with the county, and your proceeds are sent to you. Then the keys go to the new owners.

What's your home worth?
A considered price, at no cost.
Not an algorithm's guess. I walk through your home, study the recent sales around it, and send you a price range I would stand behind.
